Questions people ask

Is it charged on my worldwide assets or only my Spanish ones?

It depends on your residence. If you are tax resident in Spain, it is your worldwide net wealth. If you are not, only assets located in Spain count — typically the property itself — which is why a holiday-home owner is usually looking at a much smaller number than they feared.

Does the exemption apply per person or per household?

Per person, and it is the single most common mistake. Two owners of a jointly held estate each have their own €700,000 exemption and each run separately up the scale, so a couple's tax is far less than double an individual's on the same total — often nothing at all.

Do my debts come off?

Yes. The tax is on net wealth, so mortgages and other debts secured on the assets are deducted before anything else is applied. A property worth 900,000 with 400,000 outstanding is 500,000 for this purpose, which for one owner is already below the exempt slice.

My region abolished it, so I pay nothing?

Not necessarily. Regional rebates remove the regional tax, but the state's solidarity tax on large fortunes sits above them and starts at €3,000,000 per person. It was introduced precisely to reach the people those rebates were sheltering, so above that level the rebate stops helping.

How are the assets valued?

Property at the highest of its cadastral value, the value used for the purchase tax, or the price paid — not at what an agent thinks it would fetch today. Deposits at their balance, listed shares at their year-end value, and pensions in many cases not at all. The valuation rules are where an adviser earns their fee on this tax.
